Commercial Property

Commercial property is one of the traditional strengths of TWM. We have a large team, recognised in The Legal 500, that are spread across our Surrey and SW London offices.

We act for clients in the acquisition and disposal, both freehold and leasehold, of the full range of commercial property. This includes shops, offices, warehouses, hotels and public houses, filling stations, colleges, golf clubs and medical practices.

Commercial property development work recently undertaken by the team includes large scale multi-use sites, such as the regeneration of a central part of a historic city, involving joint ventures with the local authority and other partners.

Auction sales are a regular feature of the team’s work, whether licensed premises or significant commercial property portfolios.

Security work is an integral part of the team’s role. We advise Banks on the taking of mortgages, debentures and other securities, and we also advise private clients and business proprietors on guarantees, second charges and other collateral security required to fund their operations.

We offer a wide range of advice on all aspects of existing commercial leases: the tenant’s ability to dispose of the premises by assignment or underletting; termination and renewal of leases under the Landlord & Tenant Act 1954; whether the tenant carry out alterations to the property; liability for repairs; and the consequences of the tenant’s insolvency, whether by liquidation, receivership or administration.
