Many letting agents have, as part of their standard terms of business, a clause that if they find a tenant for their landlord client, who following the expiry of the initial contractual term either renews of holds over as a statutory tenant, then they are entitled to renewal commission at a stated rate.

There is no denying that the last twelve months have seen a dramatic fall in house prices.
